Pismo Beach Restaurant Space for Lease

Concept:

A winetasting venue showcasing numerous wineries/vineyards from the Edna Valley, as a way to conveniently reach the local Five Cities Area and its many visitors.

Audience: 

-Pismo Beach visitors from the San Joaquin Valley, LA, SF etc:
~typically don't travel farther than Pismo Beach on a day or weekend trip.
~would give exposure to the Edna Valley in a location that is frequented by a consistently large demographic

-Pismo Beach/Five Cities Locals:
~Although locals may be familiar with the Edna Valley and its many wineries/vineyards, they may not make time to go winetasting
-This location would serve as both a place to mingle with friends, and a reminder of the many tasting opportunities surrounding them

Exposure:

-Located right off Hwy 101
-Landmark location- recognized by locals and tourists alike
-Across from Giuseppe's Restaurant and the brand-new Valentina Inn & Villas

Potential for Success:

-The success of Tastes of the Valleys (across the street) is indicative of how popular another wine tasting location would be on Price Street
-The Meritage Lounge in Paso Robles serves as an example, with 11 wineries offering a tasting space and food pairings for their many varietals has been extremely successful and is well know by Central Coast residents and visitors alike
-Unlike "Taste" which ultimately failed, this would provide a comfortable and relaxed setting for visitors
-Wineries can offer specials on select bottles and glasses, and promote their respective wineries without the cost of maintaining an independent tasting room (or additional tasting room)

Other Possible Features:

-A bistro shared by all the wineries, offering food to compliment their wine
-Apertivo wine bar: Italian style wine bar with full buffet for those that purchase drinks (alternative to bistro)
-Live musical guest entertainers and combined harvest celebration parties.

Why?:

-The Edna Valley needs more representation in Pismo Beach
-It would also build more unity among the San Luis Obispo Vintner's Association
-Tastes of the Valleys across the street offers predominantly Santa Barbara wines and
accommodates a more elite audience
